What is a home inspection?
A home inspection is a visual examination of the physical condition of a home, and
its components taking roughly 3 ½ hours, followed by a verbal executive report on
any major items found. The final report is delivered by email roughly 24 to 36 hours
later. This is usually, but not always, connected to the sale of the home or building
and its findings often determine the successful completion of the sale.
A home inspection includes an examination of the foundation, roof, attic, insulation,
heating, plumbing, interior, electrical as well as the general condition of the
structure and exterior itself. An inspector will look for poor construction practices,
components that do not operate as designed, and make note of any repairs that might
be required. Most importantly, they will make notes of any fire or safety issues
that need to be addressed.
Home inspections are not a compliance to building codes or conducted on a pass or
fail basis. It provides a report showing an itemized list of the condition of the
home or building and any work that should be done. The inspection and the creation
of the report is often a condition of the sale of the home and are conducted on
about 85% of all real estate home transactions.
While no provincial or federal legislated or certification requirement exists –
ProbeComm home inspectors follow the Standards of Practices and Code of Ethics as
set out by the International Association of Certified Home Inspectors (InterNACHI).
